Tzuck loadinq docks and receivinq areas shall not be permitted in the fzont <br />yard of the building provided that the Planninq Department appi•ove such <br />aecessary areas in the front of the building when the facilities are <br />screened so as to not be visible from the public street. <br />13. Off etreet parkinq shall bca provided in compliance with 2oning Code Require- <br />ments as determin�d by the Huildinq Official. Zf psrklnq requirements are <br />determined by specific use areaa of the buildinq, anY future modifications <br />of building use must be reviewed and approved to determine adequacy of <br />parking for the entire buildinq. <br />14. Participation in the 75th Streat and 16th Street Local Improvement Districts <br />!e required. <br />15. Otilities desiqned for the 75th and 16th Street L.I.D.'s will be adequate <br />for this site, with the followinq site improvements required: curb rampsr <br />desiqnated preferential carpool parkinq; bike racksj approved interser.tion <br />alignmenti 35 ft. curb radius at the intarsections M.FT.T.C.D, specificatlon <br />paint lines and signs for all external and internal zoadsj and exit, right <br />and left arrow pavement markinqa at all driveways. <br />16. The basic noise level shall not exceed sixtyfive dBA at property i,�undary. <br />17. Access is proposed via 75th St. S.W. and lf,th Ave. W. which are both � <br />currently under construction. The completion of these streets may not <br />occur prior to the request for building occupancy at this site. Although <br />access to the site can be provided, the applicant shall enter into an <br />aqreement approved by the City Attorney which shall hold the City harmless <br />from any claims for disruption of business, any claims of any employee of <br />this site usinq these streets or any third parties en route to or from <br />or enqaged in business at this site. This Agreement must be entered into <br />vithin 30 days of the issuance of Buildinq Permits. <br />18. Only a portion of the site is proposed for develapment at this time. Any <br />future development is subject to SFPA Review and compliance. The owner of <br />tttis site must agree to future joint access to this site if deemed appropri�te <br />Dy the Public Wotks and Planning Departments. Landscape screening between <br />uses will also be required as appropriate. <br />
