ti <br />DETERMINATION OF NON -SIGNIFICANCE <br />SEPA #113-87 <br />REVISED NOVEMBER 12, 198, <br />This Determination of Non -Significance shall expire one year from <br />the date of final issuance unless a completed building permit <br />application has been submitted within that time. A request for a <br />one-year extension of this Determination of Non -Significance may <br />be made to the Planning Director prior to the expiration date. <br />DESCRIPTION OF PROPOSAL: The proposed action is issuance of construction permits <br />for a 200,000 s.f. one story warehouse. Surface parking for approximately 62 <br />automobiles will be provided on site for the warehouse use. If the building is <br />used for a more intensive use than warehousing a new SEPA review will be required <br />and additional parking must be provided for the more intensive use. The portion <br />of the parcel proposed for development is approximately 12.81 acres. A portion <br />of the property to the north of the development site is not proposed for <br />development at this time. Access to this _northerly vacant portion of the site is <br />through the construction of the proposed warehouse. Development at the northern <br />portion of the site will require a new SEPA review and development intensity will <br />only be allowed consistent with the capacity of the access proposed at the time <br />of review. A Boundary Line Adjustment will be carried out to modify an existing <br />parcel owned by Sabey Corporation with access to 75th St. S.W. to include <br />portions of property currently owned by Merrill Creek Associates and John Fluke <br />Mfg. Co. A second phase of this project involves processing of Binding Site Plan <br />for properties owned by Sabey Corporation, Merrill Creek Associates, Associated <br />Sand and Gravel, Schnitzer Development Co., Merrill and Ring Creek Associates, <br />and Washington Services Corporation. <br />The proposal will be reviewed through a phased SEPA review process: Phase I <br />includes the Boundary Line Adjustment and issuance of Building Permits for the <br />200,000 square foot warehouse building described above; Phase II includes <br />Binding Site Plan approval of other properties as defined above.
