Mitigation Meas res: <br />The environmental impacts of this proposal are documented in the Environmental <br />Checklist and other information on file with the City. The listed requirements <br />are placed in response to our review of this information: <br />MITIGATION REQUIRED BY EXISTING CODES AND ORDINANCES: <br />1. A Boundary Line Adjustment establishing the revised lot lines <br />incorporating the subject site must be completed and recorded with <br />Snohomish County prior to issuance of any Building Permits. (SEPA <br />Transportation/Circulation, Utilities and Public Service Policies) <br />2. Special charges for connection to the City's sewer system in accordance <br />with Ordinance 984-83 are applicable. The actual cost shall be computed <br />by the Building Division per the ordinance in effect at the time and <br />according to the information provided on the approved plans on the date of <br />permit issuance. (SEPA Public Services and Utilities Policies) <br />3. Access shall be provided to the site from 75th Street S.W. and shall be <br />approved by the City's Traffic Engineer. (SEPA Transportation Policies) <br />4. Parking must be provided per City Zoning Code and City design and <br />construction standards. For the 200,000 square foot building proposed, a <br />minimum of 30 parking spaces must be provided. <br />5. Further development of the site or any change in use of the building from <br />warehousing to a more intensive use will require an additional <br />environmental review under SEPA. (SEPA Purpose and Authority). <br />6. A landscaping and natural vegetation plan consistent with the conditions <br />of this approval shall be submitted to the Planning Department prior to <br />issuance of any Building Permits. The landscaping plan must define those <br />areas of the site to be landscaped or retained in natural vegetation, <br />specific landscaping materials must be identified as to location, type, <br />size and number. (SEPA Land Use, Light and Glare, and Aesthetics and <br />Recreatio❑ Policies) <br />7. A detailed drainage plan for the site consistent with the South Everett <br />Drainage Basins Plan must be submitted to and approved by the Public Works <br />Department prior to issuance of any Building Permits. Specific water <br />quality enhancement facilities must be provided as determined by the <br />Public Works Department. Detention ponds if required shall be landscaped <br />with native vegetation with an emphasis on plantings that will benefit <br />wildlife. Native vegetation should be used throughout the project where <br />practical to mitigate somewhat for the lass of wildlife habitat. This <br />condition shall not be construed to create designated sensitive wetland <br />habitats except to the extent that they previously existed in those <br />locations. These ponds are intended primarily as storm water detention <br />facilities. (SEPA Water Policies) <br />
