The construction of a 100,000 square foot industrial complex on an approximately 8.25 acre site south of 75th at intersection of 16th Avenue West. RECOMMENDATIONS: It is the recommendation of the Public Works Department that issuan-:e of a Negative Declaration be subject to the following: 1. A detailed drawing shall be submitted to the PublicWorks Department showing parking layout, landscaping, driveways, utilities, storm drainage, and all required improvements to the public right-of-way. Public Works Department approval of these drawings is required before any permits are issued. All Improvements shall bL completed before the Occupancy Permit is issued. As-builts. easements, and a one year Warrantee Bond in the amount of 10% of the cost of construction of the public water system are required within 10 working days of obtaining public water connection. 2. City streets are to be kept clear of dirt and debris during constructton. 3. During construction , all truck traffic to and from the site within the City of Everett shall be on arterial streets unless otherwise approved by tl,:� Public Works Department. 4. Participation in the cost to fund the Southwest Sewer Interceptor .nd Lift Station 13 improvement is requied. 5. On -site detention is required. Discharge should be to 75th Street. A Temporary Erosion Control Plan will be required prior to site preparation. Drainage calculations to be submitted on City Drainage Plan submission form. Reseeding of exposed earth is required within 30 days of completion of earth work. 6. A preconstruction conference on Civil Engineering portion of project is required prior to approval of Public Works Permit. The applicant shall arrange meeting involving applicant, job superintendent, contractor, all subcontractors, Fire Marshal, Planning Department Coordinator, Building Department Coordinator, Public Works Cooridantor, Public Works Inspector, .-id City Traffic Engineer. 7. A deed for 75th St. and 16th Ave. West is required. 8. A final development site plan is required before driveway locations can be approved. INFORMATION FOR DEVELOPER: 1.
