16,752 square feet of restaurant area, a minimum of 95 <br /> parking stalls is required (shopping center standard = 1 <br /> stall per 300 g.s.f. ) . <br /> 8. Placement and screening of refuse disposal areas must be <br /> provided per Section 39.080 of the Zoning Code. <br /> 9. Any rockeries or retaining walls proposed in required <br /> setback areas must be in conformance with Section 39.150 of <br /> the Zoning Code. <br /> 10. Rooftop mechanical equipment, including vents, must be <br /> screened per Section 39.040 of the Zoning Code. <br /> 11. Landscaping must be provided per Section 35 of the Zoning <br /> Code. At a minimum this must include the following: <br /> a. A landscape strip a minimum of 10 feet wide must be <br /> provided along the building's 7th Avenue S.E. frontage, <br /> except for the driveway. This area shall be planted <br /> with Type III landscaping. <br /> b. A landscape strip a minimum of 10 feet wide must be <br /> provided along the east and south property line <br /> abutting the single-family residential zone. This area <br /> shall be planted with Type I landscaping. Existing <br /> landscaping in this area may be used to satisfy this <br /> requirement. <br /> c. A minimum of 420 square feet of landscaping shall be <br /> provided in the interior of the parking lot for the 24 <br /> new parking stalls. Landscaping must be provided per <br /> Section 35.080.E of the Zoning Code. <br /> d. Prior to issuance of any permits, landscaping plans <br /> must be reviewed and approved by the Planning <br /> Department per Section 35.100 of the Zoning Code. The <br /> landscaping plan must show location and dimensions of <br /> required vegetated swales, wetponds, detention ponds, <br /> rockeries and retaining walls, and grading at 2 foot <br /> intervals. Irrigation systems must be provided in all <br /> landscaped areas per Section 35.130 of the Zoning Code. <br /> A 2 year maintenance assurance device must be provided <br /> for the landscaping per Section 35.130B of the Zoning <br /> Code. <br /> 12. When required by Municipal Code or Ordinance, a fire <br /> suppression (sprinkler) system shall be installed and tested <br /> in accordance to applicable NFPA standards. Plans shall be <br /> submitted to the Everett Fire Department for approval, and <br /> work shall be done under permit from the City of Everett <br /> Building Department. <br /> 9 <br />
