2. The fuel tank shall be designed and installed in accordance with all City <br /> of Everett Standards. <br /> 3. The Applicant does not yet have an executer' lease agreement with the <br /> City. An executed lease agreement is required prior to the issuance of <br /> permits for the new tower. Removal of the existing 148' tower is <br /> acceptable; the current tenant is scheduled to be off the site by June 30, <br /> 2002. <br /> 4. A structural building permit is required for the foundation. <br /> 5. Landscaping must be provi 7 per Section 35 of the Zoning Code. At a <br /> minimum this must include following: <br /> a. A landscape strip a minimum of 10 feet wide must be provided <br /> along the north, west and south perimeters of the lease area, as shown <br /> in the site plan on file. These areas shall be planted with Type I <br /> landscaping. <br /> b. Prior to issuance of any permits, landscaping plans must be <br /> reviewed and approved by the Planning Department per Section 35.100 <br /> of the Zoning Code. The landscaping plan must show location and <br /> dimensions of required vegetated swales, wetponds, detention ponds, <br /> rockeries and retaining walls, and grading at 2 foot intervals. Irrigation <br /> systems must be provided in all landscaped areas per Section 35.130 of <br /> the Zoning Code. A 2-year maintenance assurance device must be <br /> provided for the landscaping per Section 35.1306 of the Zoning Code. <br /> 6. The construction plans must show construction parking and staging <br /> areas on the site. These areas should be located in a manner so as not <br /> to conflict with existing residential uses south and east of the site. <br /> 7. The Applicant is required to notify the City in the event that the facility is <br /> to be abandoned for more than 120 days. <br /> Done and dated this 7th day of September, 2001. <br /> Jam .
