ENGINEERING / PUBLIC SERVICES DEPARTMENT
June 9,2006
Tony Shapiro
A.D. Shapiro Architects,PS
624 Edmonds Way
Edmonds, WA 98020
Project: 321 Bounce
Job Address: 111 180th Street
Plan Review No: B0604-065
Dear Mr. Shapiro:
In response to your application for construction permit, the plans ha%e been examined and you are advised that a
permit cannot be issued until the following issues arc resolved. These comments address building issues only.
Revisions or additions may be required by other departments(such as Utilities,Planning or Fire). Code
references cited include the 2003 International Building Code(IBC),the 2003 International Mechanical Code
(IMC),the Washington State Energy Code, 2003 edition, and the Accessible and Usable Buildings and Facilities
ICC/ANSI A117.1-2003 (ANSI),as revised by the State of Washington and as adopted by the City of Everett.
In order for the processing your application to continue,It will be necessary to provide the Building
Division with two sets of drawings reflecting the corrections requested.
Construction
1. After reviewing the plans and the 3-2-1 Bounce website,we agree that the entire facility is an A-3
occupancy.
2. The building as originally designed had unlimited area per the provisions of the UBC. Current IBC
provisions would preclude A-3 occupancies in unlimited area buildings, per IBC Section 507.2. The
allowable arca justification for the building should be provided per the provisions of Section 506.1.
3. For occupancy calculations,we would calculate the occupant load as follows:
If offices are exclusively used for employed staff, the occupant load of those rooms can be calculated at
100 square feet per person. The second floor should have an occupant load calculated at 15 square feet
per person, and the first floor high bay areas should have an occupant load calculated at 50 square feet
per person.
Please review and indicate one occupancy calculation on the drawings, for a single total occupant count.
4. Two exit discharge doors arc currently shown on the documents. With an occupant load over 500,three
exits should be shown on the plan per IBC Table 10 18.1,separated by one third the maximum diagonal
distance of the space, per the exception to Section 1014.2.2.
5. All doors used for egress and new doors should be labeled on the plans to indicate the type of door
provided. All doors should provide 32 inch clearance between the open face of the door and the stop,
per IBC 1008.1.1. Panic hardware should be provided on all egress doors, per IBC 1008.1.9.
CITY OF EVERETT• 3200 Cedar Street• Everett,WA 98201 • (425)257-8800• Fax(425)257-8856 r
aw11k7%ftf,0"-%5iim801hSn
