INFORMATION FOR DEVEI OPER: <br /> The following information is provided for the developer's benefit. These are not SEPA <br /> conditions. All requirements are preliminary in nature, and are based upon the <br /> preliminary site plan and the ordinances in effect at time of submittal for SEPA review. <br /> The proposal must comply with all ordinances in effect at the time a complete building <br /> permit application is filed, including those not specifically set forth herein. (Exception: <br /> For vesting under the Zoning Code, please refer to Section 44 of the Zoning Code). <br /> Contact the Planning Department for information regarding appeals processes for '.he <br /> requirements listed in this document. <br /> Note that revisions to the site plan and drainage plan are required in order to <br /> comply with some of the following City ordinance and standard requirements. <br /> 1. Proposed Uses. The proposal is construction of a building for speculative light <br /> manufacturing uses, including associated warehouse and office space. <br /> Additional permits not identified herein may be required for specific users. For <br /> example, NcJce of Construction approvals may be required from the Puget <br /> Sound Air Pollution Control Agency (PSAPCA), and some uses may require <br /> compliarce wilia the City's Industrial Pretreatment standards. All required <br /> permits must be obtained. <br /> The Zoning Code allows uses in the M-M zone beyond that proposed and <br /> approved in this application. For example, several uses are permitted that have <br /> larger parking requirements andpossibly larger vehicle trip generation than <br /> analyzed in this SEPA review. Those uses are not permitted on this site, unless <br /> additional SEPA analysis is completed and compliance with all other applicable <br /> regulations is demonstrated. <br /> 2. A Public Works Permit is required for this project. Detailed drawings in <br /> accordance with City Design and Construction Standards shall be submitted to <br /> the Public Works Department showing site parking layout, landscaping, utilities, <br /> storm drainage, temporary construction erosion cortrol, and all required <br /> improvements in the public right-of-way. P. blic Works Department approval of <br /> these drawings is required prior to any permits being issued. All improvements <br /> shall be completed, approved, and warranted before Occupancy permits are <br /> issued. <br /> 3. Special charges for connection to the sewer and water systems in accordance <br /> with Orcinance 1998-94 a,id subsequent revisions are applicable. These <br /> charges are based on projected water usage and can be substantial. The <br /> Applicant is encouraged to obtain a copy of the ordinance and determine <br /> estimated charges prior to building permit application. The actual charges shall <br /> be computed by the Public Works Department per the ordinance in effect at the <br /> time of building permit issuance. <br /> 4. On-site detention of stormwater runoff is required per city standards. <br /> 5. Treatment of stormwater runoff from paved areas must occur, per City <br /> standards, prior to discharge of the stormwater from the site or to a stream or <br /> wetland. Stormweter treatment is currently required when 5,000 square feet of <br /> pavement is created by a project. The preferred options are: <br /> 1) An infiltration basin, if suitable soils exist on the site. <br /> 3 <br />
