A two-year guarantee is required for private retention/detention or other drainage <br /> treatment/abatement facilities serving areas larger than one acre. <br /> 18. On-site watermain will be staked within an easement to the City. The easement <br /> must be submitted to the City prior to the issuance of permits. <br /> 19. As-builts of storm sewer, sanitary sewer, and water systems must be submitted <br /> per City Design and Construction Standards and Specifications for Development. <br /> 20. Everett Transit provides service along 80th St. SW and there is an existing bus <br /> stop located at the approximate mid-point of the proposed building. <br /> Although the projected employment level of this work site (75) is below the <br /> threshold for the commute trip reduction ordinance, the employers may wis, to <br /> voluntarily institute Transportation Demand Management (TDM) measures. Parking must be per City Zoning Code and City Design and Construction <br /> Standards for Development. A minimum of 125 parking stalls are required for <br /> the 74,600 sf of light industrial use. A minimum of 5 handicap spaces must be <br /> provided. <br /> Specific tenants of the site have not been identified. Some uses permitted in the <br /> zone require additional parking and may not be permitted on the site. For <br /> example all of the following permitted uses require more parking that proposed <br /> on the site: business equipment manufacture, sales, service; businesses <br /> providing supplies and service to other permitted M-M uses; retail sales and <br /> personal services supportive of office and industrial uses and employees thereof; <br /> broadcast studios; offices; health, athletic ar,d fitness clubs; and restaurants. If <br /> any of these businesses are proposed, additional SEPA analysis and <br /> demonstration of compliance with parking standards will be required. <br /> 24. Placement and screening of refuse disposal areas must be provided per Section <br /> 39.080 of the Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all <br /> multiple family, commercial, industrial, and institutional developments and <br /> shall not be located in a required front yard setback area, or street side <br /> setback area for corner lots. <br /> 5 <br />
