31. Landscaping must be provided per Section 35 of the Zoning Code. At a <br /> minimum this must include the following: <br /> a. A landscape strip a minimum of 20 feet wide must be provided in the front <br /> yard setback area along the 80th St. SW frontage, except for the driveway. <br /> Up to one-half the required landscaping may be provided on the public right- <br /> of-way if approved by the Public Works Department. This area shall be <br /> planted with Type III landscaping. <br /> A variance is proposed to allow the building to be located up to the property <br /> line and to allow up to 20 feet of the landscaping to be provided in the public <br /> right-of-way, due to the configuration of the right-of-way. If the variance is <br /> approved, up to 20 feet of the required landscaping may be provided in the <br /> public right-of-way, as shown on the site plan. If the variance is not <br /> approved, the building must be relocated, and the landscaping provided per <br /> the Zoning Code requirements. <br /> A lease must be obtained from Public Works for locating any required <br /> landscaping in the City right-of-way. <br /> b. A landscape strip a minimum of 10 feet wide must be provided along the <br /> north, east and west property lines. This area shall be planted with Type II <br /> landscaping. The sidewalk/pedestrian path proposed near the west property <br /> line must be outside of the required 10 foot landscaped area. Due to grade <br /> changes it is unlikely that the sidewalk can be meandered while providing the <br /> required 10 feet of landscaping. Compliance with this standard will <br /> require a modification to the proposed site plan. <br /> Note that the storm detention and water quality treatment facilities are <br /> proposed near the required perimeter landscaping. The landscaping <br /> plan must demonstrate that required landscaping can be provided <br /> outside of these areas or incorporated into the design of the facilities. <br /> It may be possible to provide shrubs that tolerate moisture along the <br /> upper portion of facility berms. Trees are generally not permitted on or <br /> directly adjacent to the berms. <br /> Rockeries, retaining walls, and curbing shall not be counted in meeting <br /> required landscaping widths. <br /> c. A minimum of 35 square feet of landscaping shall be provided in the interior <br /> of the parking lot for each parking stall. For the 144 parking stalls proposed, <br /> a minimum of 5,040 sf of landscaping is required. Landscaping must be <br /> provided per Section 35.080E of the Zoning Code. No landscape area may <br /> be less than 64 sf in area or 5 feet in width. Note that the curbs do not <br /> count as part of the landscape width. The proposed landscape areas <br /> must be widened to meet this standard. No parking stall may be less than <br /> 50 feet from a parking lot landscape area. <br /> Note that thE: only landscape areas that count as interior parking lot <br /> landscaping are those that serve to break up the appearance of the parking <br /> lots.
