d) The transfer area shall be paved with Portland cement concrete. <br /> e) The transfer area shall be large enough to contain a spill should a discharge hose <br /> become disconnected during transfer. <br /> The spill containment structure shall be a large catch basin or vault, with a minimum of <br /> 250 cubic feet of live storage, equipped with au AFL/Clark Oil Stop valve (or approved <br /> equal valve) that allows the passage of clean water from the vault, but not the passage of <br /> the product(s) being transferred. The transfer area shall not be located in an area subject to <br /> general parking or vehicular traffic, where low concentrations of petroleum products in <br /> runoff could result in malfunction of the oil stop valve. An oil/water separator with 250 <br /> cubic feet of live storage, designed in accordance with City standards and equipped with an <br /> outlet control valve, may be allowed as the spill containment structure if the transfer area <br /> cannot be located in an area where :ow level petroleum contamination of the transfer area <br /> runoff will not occur, or if, in the opinion of the Public Works Department, the oil sto, <br /> valve is infeasible for other reasons. <br /> 26. Any vehicle or motor maintenance areas on the site must comply with City standards for <br /> vehicle maintenance areas. <br /> 27. Stormwater from this site must be tied into the storm drain line provided in the drainage <br /> casement on the Washington Natural Gas site to the north. It appears that extension of the <br /> storm line to the north edge of this project site will be required. In addition, this project <br /> shall design a storm line and connection point, for future stormwater discharge from lot I, <br /> that bypasses the Stormwater retention/detention and runoff treatment facilities on this <br /> project site and that ties into the storm line extension from the Washington Natural Gas <br /> site. This storm line and connection point shall be contained within the existing storm <br /> drainage casement on this site. <br /> 28. Placement and screening of refuse disposal areas must be provided per Section 39.080 of <br /> the Zoning Code. <br /> 29. Any rockeries or retaining walls proposed in required setback areas must be in <br /> conformance with Section 39.150 of the Zoning Code. <br /> 30. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of <br /> the Zoning Code. <br /> 31. Building setbacks must be a minimum of 20 feet front yard, 10 feet side yard and 20 feet <br /> rear yard. Building height shall be a maximum of 65 feet. <br /> 32. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br /> must include the following: <br /> 6 <br />
