a. A landscape strip a minimum of 10 feet wide must be provided in the front yard <br /> setback area. This area shall be planted with Type lI landscaping. <br /> b. A landscape strip a minimum of 10 feet wide must be provided along the north and <br /> south property lines. This area shall be planted with Type 11 landscaping. <br /> c. A landscape strip a minimum of 10 feet wide must be provided along the west property <br /> line. This area shall be planted with Type 11 landscaping. <br /> d. A minimum of 718 square feet of landscaping shall be provided in the interior of the <br /> parking lot for the 41 parking stalls. Landscaping must be provided per Section <br /> 35.080E of the Zoning Code. <br /> e. Prior to issuance of any permits, landscaping plana must be reviewed and approved by <br /> the Planning Department per Section 35.100 of the Zoning Code. The landscaping <br /> plan must show location and dimensions of required vegetated swales, wetponds, <br /> detention ponds, rockeries and retaining walls, and grading at 2 foot intervals. <br /> Irrigation systems must be provided in all landscaped areas per Section 35.130 of the <br /> Zoning Code. A 2 year maintenance assurance device must be provided for the <br /> landscaping per Section 35.13013 of the Zoning Code. <br /> 33. Based upon 29,750 square feet of Type V-N, unsprinklered construction, the fire flow <br /> requirement is 2,375 GPM. <br /> 34.Access: The Uniform Fir, Code requires that all new structures shall provide Fire <br /> Department access roads to within 150 feet of all portions of the ground Floor. Fire <br /> Department access roads (Fire Lanes) shall provide a minimum of 20 feet in width of <br /> unobstructed, all-season driving surface with a minimum clear height of 13' 6". Fire <br /> Lanes will be po-,ted and maintained as required by the Fire Department. <br /> Access as proposed to Building E is not acceptable. <br /> 35.Two (2) fire hydrants arc required within 200 driving feet, but not closer than 50 feet, of <br /> every structure. The location of fire hydrants as shown on the site plan are acceptable for <br /> the proposed project. <br /> 36. Fire safety practices during construction must be in compliance with the Uniform Fire <br /> Code, 1985 Edition, Article 87, "Fire Safety During Construction." <br /> 37. Fire Alarm System: An approve automatic fire detection system shall be provided as <br /> required by City Ordinance No. 1902-92, Chapter 16.76 of the Everett Municipal Code. <br /> Plans for such system must be submitted to the Fire Marshal for review and approval prior <br /> to installation. Submittal shall include cut sheet of all equipment intended for use. <br /> 7 <br />
