;�n ,rjh Draft 4-24-91 <br /> This Use Permit application is being submitted in order to request a change in <br /> occupancy type classification for an existing structure located at 1410 80th <br /> Street SW, Everett. <br /> The Fagerholm Company, as owner of the property, is making this request on <br /> behalf of a future tenant, The Overtake Christian Church. The lease agreement is <br /> to extend for a perioa of 5 years and as such the limited impact of the church's <br /> use on the property and surrounding areas is not intended to be a permanent <br /> condition. <br /> The City of Everett Plannino and Community Development Department, in a letter <br /> dated April 18. 1991 , indicates that a church in the M-M zone is a permitted <br /> land use. Building 'B' in the Everett 526 Commerce Centar was reviewed, <br /> permitted and constructed for occupancy type B-2 use. The building is type III- <br /> N, sprinklered construction. <br /> It is the desire of the church to occupy a portion (approx. 24,000 Sq. Ft.) of this <br /> building for use as a chapel, classroom and office complex. This would result in a <br /> mixed-use occupancy including type A-2.1 (chapel, assembly) as well as type <br /> B-2 uses. <br /> A proposed layout for the space has been reviewed with J. Wedeberg of the Public <br /> Services Division and all concerns regarding exiting, fire rating, construction, <br /> etc. as noted will be addressed in the documents to be submitted for a tenant <br /> improvement construction permit. <br /> While the building as designed and constructed is well able to contai;r the <br /> relatively simple tenant improvements required to satisfy the needs of the <br /> Church in this location, the amount of parking currently provided on the <br /> property is not sufficient to accommodate all church members for Sunday <br /> services. <br /> Primary use of the facilities, including a chapel serving approximately 700 <br /> people and classroom areas would be for Sunday morning services. It is intended <br /> that there be limited use of classroom or conference room areas during evening <br /> hours on weekdays. Offices would be occupied during regular business hours <br /> weekdays. "pn <br /> As currently planned, the chapel area will be approximately teTT00 Sq. Ft. in <br /> area. Based upon chapel square footage ere would be a requirement for 266-- 270 <br /> parking spaces. There are currently 137 on-site parking spaces provided. <br /> Additional spa��a is available on-site etween buildings 'A' and 'B' for <br /> approximately t�0)spaces, as indicated in the attached drawing, that could be <br /> used on Sundaysin addition, the church has made arrangements with owners of <br /> property across the street for the use of 50 parking s es for Sunday services. <br /> The tenant is also nearing agreement for the use o 154 paces in the Achilles <br /> Corporation parking lot directly across 80th street S There are available <br /> therefore a total 01 61 on-site or nearby parking spaces for the use of <br /> Congregation members during normally scheduled services. <br /> Again, it is understood that the Church's tenancy on this property is of a <br /> temporary rather than a long term nature as it Is their intent to seek a location <br /> to construct a permanent facility of their own. <br /> We greatly appreciate your timely review of this application and if any additional <br /> information is required, or you have any questions, please contact <br />
