This Use Permit application is being submitted in order to <br /> request a change in occupancy type classification for an <br /> existing structure located at 1410 80th Street SW, Everett. <br /> The Fagerholm Company, as owner of the property, is making <br /> this request on behalf of a future tenant , The Northshore <br /> Christian Church. The lease agreement is to extend for a <br /> period of 5 years end as such the limited impact of the <br /> church's use on the property and surrounding areas is not <br /> intended to be a permanent condition. <br /> The City of Everett Planning and Community Development <br /> Department , in a letter dated April 18, 1991 , indicates that <br /> a church in the M-M zone is a permitted land use. Building <br /> 'B' in the Everett 526 Commerce Center was reviewed, <br /> permitted and constructed for occupancy type P-2 use. The <br /> building is type 111-N, sprinklered construction. <br /> It is the desire of the church to occupy a portion (approx. <br /> - +, 000 Sq. Ft . ) of this building for use as a chapel , <br /> classroom and office complex. This would result in a mixed- <br /> use occupancy including type A-2. 1 (chapel , assembly) as <br /> well as type B-2 uses. <br /> A proposed layout for the space has been reviewed with J. <br /> Wedeberg of the Public Services Division and all concerns <br /> regarding exiting, fire rating, construction, etc . as noted <br /> will be addressed in the documents to be submitted for a <br /> tenant improvement construction permit . <br /> While the building as designed and constructed is well able <br /> to contain the relatively simple tenant improvement required <br /> to satisfy the need of the Church in this location, the <br /> amount of parking currently proved the property is not quite <br /> sufficient to accommodate all church members for Sunday <br /> services. <br /> Primary use of the facilities, including a chapel serving <br /> approximately 700 people and classroom areas would be for <br /> Sunday morning services. It is intended that there be <br /> limited use of classroom or conference room areas during <br /> evening hours on weekdays. Offices would be occupied during <br /> regular business hours weekdays. <br /> As currently planned, the chapel area will be approximately <br /> 9,437 Sq. Ft. in area. Based upon chapel square footage, <br /> there would be a requirement for 270 parking spaces. There <br /> are currently 137 on-site parking spaces provided. <br /> Additional space is available on-site between buildings ' A' <br /> and 'B' for approximately 120 spaces, as indicated in the <br /> attached drawing, that could be used on Sundays. In <br /> addition, the church has made arrangements with owners of <br /> Ly across the street for the use of 20 parking spaces <br /> for Sunday services. The tenant is also nearing agreement <br />
