MAR-20-02 10.44 FRDM.EVERETT PLANNING DEPT 10.4252578742 PAGE 20/26 <br />8.7 SEWER <br />8.7.1 Tbreshold <br />Capacity of the system is 1,700 gallons per gross acre per da!,, and 4,000 gallons per gross acre <br />per day of instantaneous peak flow. <br />Some sites may have capacity in excess of the threshold available to serve potential users. If a <br />proposal would exceed 1,700 gallons per gross acre pei day and/or 4,000 gallons per gross acre <br />per day of instantaneous peak flow, additional analysts will be required. The additional analysis <br />may be as simple as calculations completed by the Public Works Department prior to a pre - <br />application meeting on a specific development proposal. The additional analysis must determine <br />how the proposal's sewe: demand will affect the sewer system. Projects with Iio additional <br />major improvements needod and no adverse cumulative impacts on the sewer System am covered <br />by this analysis. Additional SEPA analysis will be required for projects that may require major <br />improvements not identified in tile EIS or that may have adverse cumulative impacts on the <br />sewer system. <br />8.7.3 Mitigation Measures <br />1. Individual developments may be responsible for funding all or a,portion of sewer system <br />capital improvements as shown in Table 8.2 (Table 3.8-4 in the EIS). (SEPA Public <br />Services and Utilities Policies) <br />OTHER REQUIREMENTS <br />I. /. Public Works Permit is required for this project. Detailed drawings in accordance witl 1 <br />JCity Design and Construction Standards shall be submitted to the Public Works Department, <br />showing site parking layout, landscaping, utilities, storm drainage, temporary construction <br />erosion control, and all required improvements in the public right-of-way. Public Works <br />Department approval of these drawings is required prior to any permits being issued. All <br />improvements shall be completed, approved and warranted before the Occupancy Permit.. <br />f2. Parking must be per City Zoning Code and City Design and Construction Standards for <br />Development. <br />3. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br />4. This project must comply with the current City of Everett Building Code and Sprinkler <br />Ordinance. <br />7 <br />Z5 <br />
