Special charges for connection to the sewer and water systems in accordance with Ordinance <br />1998-94 and subsequent revision are applicable. These charges are based on projected water <br />o^n usage and can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and <br />determine estimated charges prior to building permit application. The actual charges shall he <br />computed by the Public Works Department per the ordinance in effect at the time and <br />according to the information on the approved plans at the time of building permit issuance. <br />6. Lack of comment on the plans submitted with the application does not constitute approval of <br />these plans. <br />7. A fire hydrant is required within 350 driving feet of every structure. The hydrant(s) must <br />meet City Sl zeifications. <br />8. City streets are to be kept clear of dirt and debris at all tines during construction. Dust <br />suppression and street cleaning must occur as directed by the Public Works Inspector. <br />9. A ene-year warranty is required on the public improvement for an amount not less than 10% <br />of the cost of construction and shall run for one-year from the date of final approvaVissuance <br />of the first Occupancy Permit. <br />10. A two-year guarantee is required for private retention/detention or other drainage <br />treatment/abatement facilities serving areas larger than one acre. <br />11. On -site water main will be staked within an easement to the City. The easement will be <br />submitted to the City prior to issuance of permits. <br />12. As-builts of stc rm sewer, sanitary sewer, and water systems will be required to be submitted <br />per City Design and Construction Standards and Specifications for Development. <br />13. Any broken or damaged sidewalk shall he repaired/replaced per the City Public Works <br />Inspector. <br />14. Walkways must be provided from the building to 80'h Street SW. <br />15. The traffic mitigation fee of S6,036.00 is required prior to issuance of the first building <br />permit for the project. If the use of the Phase 1 building becomes more intense, an additional <br />traffic mitigation fee may be required. Traffic mitigation for Phase 2 will be determined at the <br />time a building permit application is submitted in accordance with the ordinance in effect at <br />that time. <br />16. The throat depth of the driveway must be a minimum of 50 feet per City Traffic Engineer <br />approval. <br />115 <br />
