Historic and Cultural Preservation, If any archaeological resources or human remains are <br />found during construction, the project proponent shall contact the Tulalip Tribes, the City of <br />Everett Planning and Community Development Department, and the State Office of <br />Archaeology and Historic Preservation. This contact will initiate a consultation process for <br />determining subsequent actions. (SEPA Land and Shoreline Use Policies) <br />Section 2: TRANSPORTATION <br />2.1 Threshold <br />Any development that exceeds 30 peak hour trips per net developable acre must complete <br />additional traffic analysis. (This is 2 titres the average PM peak hour trips per acre projected.) <br />Net developable acres is du• area of the site minus environmentally sensitve areas. <br />2.3 Mitigation Measures <br />1. All development must pay a fee of S1,006.00 per PM peak hour trip to fund system -wide <br />vI / ' y transportation improvements. A traffic mitigation fee of $6,036.00 is required prior to <br />issuance of the first building permit for the project. <br />of <br />l ?. Transit routes/schedules and high occupancy vehicle information must be prominently <br />displayed for employees at on -site commute information centers and near associated <br />walkways. (SEPA Transportation and Land and Shoreline Use <br />14" yr Policies) <br />n"a�'.. <br />Section 3: EARTH/GEOLOGICALLY HAZARDOUS AREAS <br />3.1 Threshold <br />All slopes that are not designated environmentally sensitive maybe modified. Major cuts and <br />fills will likely occur to make sites suitable for development. <br />Sl:es that we designated environmentally sensitive maybe modified only in compliance with <br />environmentally sensitive areas regulations. Disturbance of environmentally Sensitive areas to <br />construct necessary utilities will be limited to the minimum necessary for construction. <br />Sites designated as geologically hazardous areas may be modified if approved by the Planning <br />Director based upon review of a geotechnical report that shows the proposal meets the criteria of <br />Section 37 of the Zoning Code.
