APPLICABLE CONDITIONS FROM SW EVERETT MITIGATION DECISION DOCUMENT As stated above, the applicant has agreed to comply with the SW Everett Subarea Plan Mitigation Decision Document. The following are conditions from that document that apply specifically to the subject proposal. Section]: LAND USE Historic and Cultural Preservation. If any archaeological resources or human remains are found during construction, the project proponent shall contact the Tulalip Tribes, the City of Everett Planning and Community Development Department, and the State Office of Archaeology and Historic Preservation. This contact will initiate a consultation process for determining subsequent actions. (SEPA Land and Shoreline Use Policies) Section 2: TRANSPORTATION 2. Unless otherwise approved by the City Traffic Engineer, each development must submit a design traffic study that analyzes access capacity, site -specific safety issues, and site -specific construction impacts. The Traffic Engineer will use this study to set the design criteria that will apply to development proposals. Improvements necessary for safe and adequate access to a site are the responsibility of the developer, including traffic signals and roadways installed to provide direct access to a site. Facilities such as bus stops and shelters may also be required. Decisions by the Traffic Engineer may be appealed to the [fearing Examiner. (SEPA Transportation and Land and Shoreline Use Policies) Based on the traffic study submitted and analysis by the City's Traffic Engineer, the ;ollowing conditions must he met: a. Install "Do Not Cross Here - Use Overcrossing" signs at both 801h Street SW driveways. h. Provide additional signing to prohibit westhound left turns by trucks into northwest driveway, contrary to prescribed route. A permit and Building Department review will be required for the pedestrian overcrossing. The pedr Irian overcrossing must he constructed at a height which will accommodate vehicles using the City's street system including freight vehicles.
