APPLICABLE CONDITIONS FROM SW EVERETT MITIGATION DECISION <br />DOCUMENT <br />As stated above, the applicant has agreed to comply with the SW Everett Subarea Plan <br />Mitigation Decision Document. The following are conditions from that document that apply <br />specifically to the subject proposal. <br />Section]: LAND USE <br />Historic and Cultural Preservation. If any archaeological resources or human remains <br />are found during construction, the project proponent shall contact the Tulalip Tribes, <br />the City of Everett Planning and Community Development Department, and the State <br />Office of Archaeology and Historic Preservation. This contact will initiate a <br />consultation process for determining subsequent actions. (SEPA Land and Shoreline <br />Use Policies) <br />Section 2: TRANSPORTATION <br />2. Unless otherwise approved by the City Traffic Engineer, each development must <br />submit a design traffic study that analyzes access capacity, site -specific safety issues, <br />and site -specific construction impacts. The Traffic Engineer will use this study to set <br />the design criteria that will apply to development proposals. Improvements necessary <br />for safe and adequate access to a site are the responsibility of the developer, including <br />traffic signals and roadways installed to provide direct access to a site. Facilities such <br />as bus stops and shelters may also be required. Decisions by the Traffic Engineer may <br />be appealed to the [fearing Examiner. (SEPA Transportation and Land and Shoreline <br />Use Policies) <br />Based on the traffic study submitted and analysis by the City's Traffic Engineer, the <br />;ollowing conditions must he met: <br />a. Install "Do Not Cross Here - Use Overcrossing" signs at both 801h Street SW <br />driveways. <br />h. Provide additional signing to prohibit westhound left turns by trucks into <br />northwest driveway, contrary to prescribed route. <br />A permit and Building Department review will be required for the pedestrian <br />overcrossing. <br />The pedr Irian overcrossing must he constructed at a height which will <br />accommodate vehicles using the City's street system including freight vehicles. <br />
