INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA <br />conditions. All requirements are preliminary in nature, and are based upon the preliminary <br />site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br />must comply with all ordinances in effect at the time a complete building permit <br />application is filed, including those not specifically set forth herein. (Exception: For <br />vesting under the Zoning Code, please refer to Section 44 of the Zoning Code). Contact the <br />Planning Department for information regarding appeals processes for the requirements listed in <br />this document. <br />A Public Works Permit is required for this project. Detailed drawings in accordance <br />with City Design and Construction Standards shall be submitted to the Public Works <br />Department, showing site parking layout, landscaping, utilities, storm drainage, <br />temporary construction erosion control, and all required improvements in the public <br />right-of-way. Public Works Department approval of these drawings is required prior <br />to any permits being issued. <br />2. Parking must be per City Zoning Code and City Design and Construction Standards for <br />Development. <br />Any grading/fill on this site shall be done so as to not impact the surrounding <br />properties. <br />4. On -site detention of storm water runoff is required per City standards. <br />Treatment of storm water runoff from paved areas must occur, per City standards, <br />prior to discharge of the storm water from the site or to a stream or wetland. Given <br />the terraced slopes which exist adjacent to this property and to the proposed location of <br />the stormwater facilities, an infiltration basin should not be used because the facility <br />would increase the amount of groundwater in the area and potentially impact <br />downslone properties. Therefore, the preferred options for storm water treatment are: <br />1) a wetpond <br />2) a constructed wetland <br />All storm water facilities shall be designed in accordance with City standards. <br />The discharge of wastewater from washing operations to the storm system is a violation <br />of state and City codes and ordinances. Therefore, if vehicles are to be washed on the <br />site, a designated wash area designed in accordance with City standards must be <br />provided in conjunction with this project. A discharge authorization from the City's <br />Industrial Pretreatment Program may be required for the connection to the sanitary <br />sewer. <br />
