7. Any broken or damaged sidewalk shall be repaired/replaced by the applicant per the <br />City Public Works Inspector. <br />8. Temporary erosion control measures for construction activity must be operational prior <br />to commencement of any clearing or earthwork. <br />9. The parking must be setback a minimum of 10 feet from the top of slopes of 40°% and <br />greater. The Plan submitted for permits must show the top of slope and the minimum <br />10 foot setback. <br />10. A pedestrian circulation system for the site must be approved by the Planning Director <br />and Traffic Engineer prior to the issuance of any building permits. Walkways must <br />allow pedestrians and wheelchairs to gain easy access from sidewalks and bus stops to <br />building entrances through the use of paths which are physically separated from vehicle <br />traffic and maneuvering areas. (See the city's Design and Construction Standards and <br />Specifications Manual and Section 39.165 of the Zoning Code.) <br />11. Any rockeries or retaining walls proposed in required setback areas must be in <br />conformance with Section 39.150 of the Zoning Code. Generally, rockeries and <br />retaining walls cannot he more than 36" high in required setbacks. <br />12. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 <br />of the Zoning Code. <br />13. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the following: <br />a. A landscape strip a minimum of 20 feet wide must he provided in the front yard <br />setback area along the 80T" St. SW frontage, except for the driveway. This <br />area shall be planted with Type III landscaping. <br />Except that adjacent to the truck parking, Type 11 landscaping must he provided <br />(see Requirement 14 below). <br />The plans show a 10 foot wide emergency overflow from the wet/detention <br />pond located in the required landscape area. The 20 foot wide landscape <br />portion of the overflow must have grass-crete installed unless the applicant <br />demonstrates why this is not feasible. <br />The landscape plan shows an approximately 20 foot gap in landscaping in this <br />area. Landscaping should be installed as close to the overflow as possible to <br />minimize the visual impact of this area. <br />9 <br />
