We also recommend that additional trees and shrubs be provided in the frontage <br />landscape area south of 80" St. to meet Type III standards. <br />b. A landscape strip a minimum of 10 feet wide must he provided along the north, <br />east and west property lines. These areas shall he planted with Type III <br />landscaping. <br />Except that adjacent to the truck parking, Type 11 landscaping must be provided <br />(see Requirement 14 below). <br />C. A minimum of 35 sf of landscaping shall be provided in the interior of the <br />parking lot for each employee parking stall. Landscaping must be provided per <br />Section 35.080E of the Zoning Code. <br />d. Prior to issuance of any permits, landscaping plans must he reviewed and <br />approved by the Planning Department per Section 35.100 of the Zoning Code. <br />The landscaping plan must show location and dimensions of required <br />stormwater facilities, rockeries and retaining walls, and grading at 2 foot <br />intervals. Irrigation systems must he provided in all landscaped areas per <br />Section 35.130 of the Zoning Code. A 2 year maintenance assurance device <br />must be provided for the landscaping per Section 35.130B of the Zoning Code. <br />C. Also see the landscaping requirements from the SW Everett Mitigation Decision <br />Document. (Conditions 7 and 8 on page 5 of this document.) <br />14. Outdoor parking of business vehicles must he enclosed by a sight obscuring fence 8' <br />high and 10 feet of Type II landscaping. <br />15. Fire Department Access - OK as shown on the site plan reviewed. <br />16. When access to or within a structure or an area is unduly difficult because of secured <br />openings or where immediate access is necessary for life saving or tire -fighting <br />purposes, the Fire Department may recommend or require a key box to he installed in <br />an accessible location. A rapid entry system may also be desirable in order to avoid <br />unnecessary damage while making entry to any building during an emergency situation. <br />Please call 257-8123 for further information. <br />Knox keyed gates are required on gates accessing the building and parking lot. <br />17. Security Fence - Any security fence erected around the construction site shall be <br />located so as to not obstruct any existing hydrant, fire protection equipment, or Fire <br />Department access. If Fire Department access is obstructed, gates or other openings <br />shall be provided for access. <br />10 <br />
