FINAL DECLAP.AT70:; OF NON-SICNIFICANiCE <br />Description of Proposal <br />The proposed action is the issuance of grading and building permits to allow construction of <br />an approximately 28,800 square foot building to be used as an office, warehouse, and <br />manufacturing bbilding. The following factors were considered and the listed requirements <br />were placed in response to comments submitted during the Environmental C}.ecklist review <br />of this proposal: <br />1. The site is zoned M-M Medium Manufacturing Zone, which would allow this use. The <br />site has been cleared. <br />2. The proposed site is directly north of the existing Opcon Building to which a future <br />addition is anticipated. Three additional future buildings are anticipated. <br />3. The site drains into Merrill -Ring Creek. Drainage must be designed in conformance <br />with the City's Drainage Ordinance. On site detention is required in conformance with <br />Public Works Department checklist comments, and erosion control measures must be provided. <br />4. Access is proposed via 80th .:nd private driveway. Access, circulation- and parking <br />plans must be approved by Public Works in conformance with checklist comments prior to <br />approval of the proposed development. <br />5. Any outstanding LID assessments must be current prior to issuance of permit. <br />6. Street improvements must be provided by either the proposed L.I.D. or as required <br />by Ordinance 555.78 in conformance with Public Works Department comments. <br />7. Opcon shall participate on a continuing basis in an approved commuter pool program. <br />8.
