Exceptions include parcels facing the site
across Hardeson Road. One of these latter sites contains
a group home. North, between Casino Road ann SR-526,
are a number of duplexes and a bus storage yard of the
Mukilteo School District. South, across the Everett
City Limits, lies an area of single-family homes.
Estimated Project Completiot.: November, 1980
Required Permits: Building Permits, clearing and grading
permit, utility permits, right-of-way use permits.
ENVIRONMENTAL ASSESSMENT —
1. Earth
The Soils Conservation Service (USDA) in its 1979 re-
classification, shows soils on this site as Alderwood
(AgC) partially mixed with urban soils (fill or other
modified areas). The Alderwood soils appear on this
site to be relatively deep, with at least 2-3 feet to
the impermeable layer which generally underlies such
soils. :4ater retention opacity may be fair, though
Alderwood soils generally have a high runoff coefficient,
0.8, during storms.
The soils themselves should present no problems for
foundations, other than drainage measures necessary
where the sandy, gravelly topsoils meet ttie clay layer
and are cut through by foundations. Stability should
be good, as slopes are m,derate, 6 to 15% across the
site, descending from welt to east and slightly north.
