Additional on -street park- <br />ing stalls may be created by improvement of Hardeson <br />Road adjacent to the site (see below). <br />Roadway Improvements <br />Increases in traffic volumes represent a rapidly devel- <br />oping need for expansion of existing roadway capacities. <br />To accomplish this, the City of Everett established by <br />ordinance the Casino Road Benefit Area, including this <br />site. Development of this site must include specific <br />improvements for immediate mitigation of traffic impacts, <br />including dedication of 10 feet of additional right-of- <br />way along Casino Road, moving of construction of a new <br />drainage ditch, gravel shoulders and a temporary pedes- <br />trian way, to City specifications. <br />In addition, a contribution based on the number of dwelling <br />units proposed, totalling $75,557, will be made to a fund <br />for interim improvements (mainly a two-way :eft turn lane, <br />Road. <br />1� <br />signalization and pedestrian improvements) on Casino <br />v <br />Finally, the project sponsors will convey a power of <br />attorney to the City to vote for approval of an L.I.D. <br />Jfor <br />ultimate improvements of Casino Road when the need <br />becomes apparent. <br />�. <br />Further industrial development to the north will, however, <br />channel more traffic south along Hardeson Road, eventu- <br />-' <br />ally also providing a connection to Mukilteo.
