A landscape strip a minimum of 20 feet wide must be <br />provided along the north property line except for <br />those portions covered by existing structures as <br />shown on the prelminary site plan submitted to the <br />Planning Department dated April 26, 1991. This area <br />shall be planted with Type III landscaping. <br />e. Prior to issuance of any permits, landscaping plans <br />must be reviewed and approved by the Planning <br />Department per Section 35.100 of the Zoning Code. <br />The landscaping plan must show location of required <br />grassy swales, rockeries and retaining walls, and <br />grading at 5 foot intervals. Irrigation systems must <br />be provided in all landscaped areas per Section <br />35.130 of the Zoning Code. A 2 year maintenance <br />assurance device must be provided for the landscaping <br />per Section 35.130 B of the Zoning Code. (SEPA <br />Aesthetics Policy) <br />10. A detailed site plan for the open space areas including <br />pedestrian links must be submitted and approved by the <br />Planning Department prior to issuance of any construction <br />permits. (SEPA Land and Shoreline Policy) <br />
