0 <br />I` <br />I <br />1 18. The following note must be placed on the Final Map: <br />"Type IV landscaping (soil stabilization of <br />vegetation/landscaping) as described by Section 35 of the <br />City of Everett Zoning Code must be installed prior to the <br />j occupancy of the dwelling on each lot." <br />19. Prior to final approval, the "net" lot area for both lots <br />1 and 2 must be shown on the final short plat map. <br />INFORMATION FOR THE DEVELOPER <br />1. City streets and alleys are to be kept clear of dirt and <br />debris at all times during construction. Dust suppression <br />and street cleaning must occur as directed by the Public <br />Works Inspector. <br />2. A one year guarantee is required on the public <br />improvements for an amount not less that 10% of the cost <br />of construction and shall run for one year from the date <br />of issuance of final approval. <br />3. As-builts of storm sewer, sanitary sewer, and water <br />systems will be required to be submitted per City Design <br />and Construction Standards and specifications. <br />FINAL APPROVAL OF THIS SHORT SUBDIVISION shall be given subject <br />to the satisfactory completion of the above specified <br />requirements and improvements, one (1) year for a short <br />subdivision where there are no public improvements, three (3) <br />years where public improvements are required. NOTE: THERE ARE <br />j; <br />NO TIME EXTENSIONS FOR SHORT SUBDIVISION <br />APPEALS TO HEARING EXAMINER FOR SHORT SUBDIVISION: <br />All appeals of decision relating to short subdivision shall be <br />i. made to the Hearing Examiner. Such appeals must be made in <br />d writing and filed with the office of the Hearing Examiner within <br />ten (10) working days for the date on which the preliminary <br />decision was rendered. <br />The written appeal shall include a detailed explanation stating <br />the reason for the appeal. The decision of the Hearing Examiner <br />shall be the final action unless appealed to City Council. <br />Standing to appeal is limited to the following: 1) the applicant <br />or owner of the property on which the short subdivision is <br />proposed; 2) any property owner who deems himself aggrieved and <br />will thereby suffer a direct and substantial impact from the <br />proposed short subdivision.
