5. Sewer and water services must be installed to both lots 1 <br />and 2 prior to final approval. Plans must be approved by <br />the City and Mukilteo Water District. <br />6. Dedication of five (5) feet of right-of-way on 90th Street <br />is required prior to final approval. <br />7. A paved driveway per City Standard 3.6 must be installed <br />prior to final approval. <br />8. Prior to final approval, the Applicant must provide a <br />document, acceptable to the City, which sets forth the <br />method and responsibility for maintenance of the access <br />and utility easement. The easement agreement must provide <br />for perpetual access to the lots for ingress, egress, and <br />the installation of all utilities including telephone, <br />television cable, gas, water, sewer, and drainage. The <br />easement agreement must also provide for repair and <br />maintenance of those utilities together with the right of <br />ingress and egress for such purposes. <br />9. The following note must be placed on the Final Map: <br />"All lots must use the same access easement drive from <br />90th Street S.W. for ingress and egress." <br />10. The following notes must be placed on the Final Map: <br />"Four off-street parking stalls must be provided for each <br />unit." <br />"Eight off-street parking stalls must be provided for each <br />duplex." <br />11. Signs stating, "No Parking -Fire Lane -Tow Away Zone" must <br />be provided along the easement as directed by the City <br />Fire Marshal. <br />12. Prior to final approval, the correct address of each <br />residence served by the easement access road must be <br />posted upon a permanent sign at the street entry to the <br />easement access. In addition, the correct address must be <br />posted upon or near each residence in such a manner as to <br />be clearly visible and legible from the easement access <br />road. <br />i 13. The following note must be placed on the Final Map: <br />I; "A residential sprinkler system must be installed in <br />compliance with NFPA Standard 13D for the dwelling/duplex <br />on lot 2 in the absence of an adeqaute fire access for <br />emergency vehicles. The residential sprinkler system must <br />come with a provision for the Fire Department to inspect <br />the system periodically, annually at a minimum." <br />14. Any grading/fill on this site shall be done so as not to <br />impact the surrounding properties. <br />15. Prior to final approval, the applicant must comply the <br />requirements of the II.0 Planning Director's approval <br />(II.C#8-92). <br />16. The environmentally sensitive portion of the subject <br />!' property, including required buffer areas must be placed <br />within a protective covenant. This area must be surveyed <br />and legally described in a manner acceptable to the <br />Planning Department. A note must be placed on the final <br />short plat map stating that "No grading, filling, <br />alteration, or placement of structures will be allowed in <br />this area except as permitted in the terms of approval for <br />this short subdivision." There shall also be a note <br />stating "all structures must be set back from the edge of <br />the wetland buffer a minimum of 5 feet." <br />17. A permanent fence must be placed along the edge of the <br />wetland buffer prior to final approval. <br />
