These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). In order for the processing of your application to continue, it will be necessary to provide the Building Division with two complete new sets of drawings reflecting the corrections requested. The bathroom in the bedroom addition does not meet the minimum fixture clearances as specified in table R307.1 of the International Residential Code (IRC). Provide revised plan meeting the requirements. 2. Provide Smoke alarms in the addition and the existing residence to meet the requirements of section R313 IRC. 3. Provide safety glazing in doors in hazardous locations as defined in section R308 IRC. 4. The Simpson STIID10 spec'.F.d is for a condition where the wall is attached directly to the foundation, your plans have a framed floor that sits on top of the foundation. Revise hold down designation for a joist condition. 5. Show size and location of all foundation ventilation. Provide one foundation vent within 3 feet of all corners.
