As I understand the proposal, it will change <br />approximately 70 acres of the site from manufacturing/industrial use to mixed commercial/residential office use. As a <br />planner, I support efforts to make our neighborhoods more walkable and bikeable and this proposal appears to do that <br />by introducing neighborhood commercial and services to areas of southwest Everett generally lacking in conveniently <br />located services. At present my wife and I pretty much have to drive from our home for any daily convenience. If <br />implemented, the proposal would create a small -medium sized, neighborhood -serving <br />commercial center that would be within reasonable walking and biking distance of large numbers of households <br />(existing and proposed) in southwest Everett, including ours. New residential development in the proposal would <br />strengthen the economic base for such a center and make it a more viable development option. Such a center has <br />significant potential to remove automobile trips from our roadways, replacing them with more healthy walking and <br />biking trips, and generally creating a more sustainable neighborhood structure in an era of climate change and declining <br />petroleum. As a neighborhood resident, I :an definitely support this proposal, and would encourage the city to ensure <br />that a well-designed, neighborhood -scaled commercial center does, in fact, develop on this site. <br />Michael Zellnski <br />1230 57" St. SW Unit A <br />Everett, WA 98203 <br />
