During the term of this Lease, Lessor shall pay all real estate taxes, all property assessments, <br />insurance, storm water, water, sewer, garbage collection, and maintenance and repair as described below, together <br />with natural gas, electricity, elevator service landscape and irrigation water, and janitor service. Janitor service <br />includes exterior and interior window washing restroom Mplies and light bulb replacement and such other items as <br />set forth in Exhibit "J" which is attached hereto and incorporated by reference. <br />5.1. Lessee shall reimburse Lessor as referenced in Paragraph 4 RENTAL RATE hereinabove for the <br />following costs electricity,.janitorial service and supplies and restroom supplies to the leased premises only. <br />MAINTENANCE AND REPAIR <br />6. The Lessor shall maintain the premises in good repair and Lesseeable condition during the <br />continuance of this Lease, except in case of damage arising from the negligence of the Lessee's 3l1 <br />clients, agents or employees.
