This information is intended to provide the City <br />of Everett with additional information in response to the City's request for additional <br />Industrial acreage and the subsequent decrease in residential units. The initial proposal for <br />development had consisted of 118 acres (49 for residential, 30 for commercial/industrial, 21 <br />for open space/detention, and 18 for roadways). The previous proposal was comprised of - <br />0 <br />£ <br />• 455 single-family homes <br />• 280 condominium/townhomes <br />• 430 multi -family homes <br />• 65,000 SF of retail, restaurant, and medical/dental office <br />• 35,000 SF of general office <br />• 26 Acres (400,000 SF) of Industrial Park <br />The types of uses have not changed with this trip generation memo only the number and <br />square footage (SF) of the uses. Trip generation calculations for the proposed development <br />are based on national research data for land uses contained in the Institute of Transportation <br />Engineers' (ITE) Trip Generation, 7`h Edition (2003). The equation and average trip <br />generation rates were utilized per the direction within ITE and the same as the prior study. <br />The guidance of ITE to use these equations and rates still holds true with the change in <br />number of units and square footage. The following Land Use Codes (LUC) and uses most <br />closely matched the proposed uses: <br />• LUC 230 — Condommium/Townhomes <br />• LUC 223 - Mid -Rise Apartments <br />COUNTSISURVEYS • SITE IMPACTS • LOS ANALYSIS • EIS • HEARINGS • SAFETY • SIGNALS • PARKING <br />
