4 <br /> also require any owner of the property to notify a prospective buyer or subsequent owner <br /> of the limitations of this section, and shall provide, at the owner's expense for the <br /> removal of improvements added to convert the premises to an ADU and the restoration of <br /> the site to a single-family dwelling unit in the event that any condition of ADU permit is <br /> violated. The owner shall record the covenant with the Snohomish County Auditor <br /> which covenant must run with the land as long as the ADU is maintained on the property. <br /> Proof of recordation of the covenant shall be provided prior to issuance of the permit for <br /> the ADU. An ADU shall not be subdivided or otherwise segregated from the ownership <br /> of the principal dwelling. <br /> 4. The total number of persons who may occupy the principal and accessory dwelling units <br /> combined shall not exceed the number of persons that are defined by this title as a <br /> "family." <br /> 5. A minimum of one and a maximum of two additional parking spaces shall be provided <br /> for an ADU. When abutting an alley, the required parking for the principal and accessory <br /> dwelling units shall be accessed from the alley, and parking required for one dwelling <br /> unit shall not block access to parking for the other dwelling unit. <br /> 6. The principal and ADU shall comply with all applicable requirements of the City's <br /> Building Codes including the International Residential Code as adopted or amended by <br /> the City. <br /> 7. Permits for ADUs are valid only for the lot to which it is issued and are not transferrable <br /> to any other lot. <br /> 8. To remain in compliance with these regulations,the owner must file an owner's <br /> certificate of occupancy in a form acceptable to the City no later than April 1st of each <br /> year. <br /> 9. The legal status of all ADU's shall automatically terminate whenever: <br /> a. The ADU is substantially altered and is thus no longer in conformance with the plans <br /> approved by both the planning director and the building official; <br /> b. The subject lot ceases to maintain at least three off-street parking spaces; or <br /> c. The applicant ceases to own or reside in either the principal or the ADU. <br /> 10. Prohibited Uses. The following uses are prohibited on lots with an ADU: <br /> a. Adult family home. <br /> b. Group home <br /> 9 <br /> 69 <br />
