4 <br /> c. Family home day care <br /> 11. Utility meters. Each dwelling may have a separate electric meter and water meter. <br /> B. Attached Accessory Dwelling Units (attached ADU's). In addition to complying with <br /> the requirements of subsection A above, an attached ADU must also comply with the <br /> following regulations: <br /> 1. An attached ADU's is subject to approval under Review Process I as defined in Title 15 <br /> of the Everett Municipal Code. <br /> 2. An attached ADU is prohibited on a lot within an easement access short subdivision. An <br /> attached ADU may only be established in a principal dwelling unit on a lot containing at <br /> least five thousand square feet. If the principal dwelling unit is already established , the <br /> attached ADU must be established,by the following methods: <br /> a. Alteration of interior space of the dwelling; and/or <br /> b. Conversion of an attic,basement, attached garage, or other previously uninhabited <br /> portion of a dwelling or attached accessory structure; and/or <br /> c. Addition of attached living area onto an existing dwelling. <br /> 3. The floor area of the attached ADU shall not exceed forty percent of the total combined <br /> floor area of the principal dwelling unit and ADU, or eight hundred square feet, <br /> whichever is less. <br /> 4. The single-family appearance and character of the principal dwelling unit shall be <br /> maintained when viewed from the surrounding neighborhood. Only one entrance to the <br /> residential structure may.be located on any street side of the structure,provided,that this <br /> limitation shall not affect the eligibility of a residential structure which has more than one <br /> entrance on the front or street side prior to the date of application for an ADU. <br /> C. Detached Accessory Dwelling Units (detached ADU's). In addition to complying with the <br /> requirements of subsection A above, a detached ADU must also comply with the following <br /> regulations: <br /> 1. A detached ADU's is subject to review and approval under Review Process II as defined <br /> in Title 15 of the Everett Municipal Code. <br /> 2. A detached ADU may only be permitted on lots with vehicular access from an abutting <br /> alley that is developed sufficiently to provide routine vehicle access, or that may be legally <br /> developed to meet the City of Everett construction standards for a new alley. <br /> 3. The minimum lot area required a detached ADU is: <br /> 10 <br /> 70 <br />
