1 . The subject properties shall be used only for off-street <br /> parking, and only for businesses located on the east side of <br /> the 1800 block of Broadway. No other business uses of the <br /> properties shall be permitted and no structures other than <br /> those normally associated with a parking lot shall be <br /> permitted (such as transit passenger shelters , lighting <br /> poles, directional signs, retaining walls, etc) . <br /> 2 . No access shall be permitted directly from McDougall Avenue. <br /> Access to the parking area shall be only from the alley. <br /> 3 . The minimum size of any property proposed to be rezoned and <br /> developed as permitted by the Resolution of Intent to Rezone <br /> shall be 9 ,000 square feet and the mimimum lot width shall <br /> be 75 feet. Lots with a smaller area or width may be <br /> rezoned when combined with other existing lots which are <br /> rezoned and only if proposed to be developed in conjunction <br /> with the other existing rezoned lots in accordance with the <br /> Resolution of Intent to Rezone. <br /> 4 . Landscaping of the subject properties and abutting street <br /> frontages shall consist of: <br /> a. Parking strip between the sidewalk and the curb - <br /> Street trees as selected or approved by and planted to <br /> the specifications of the Everett Parks Department. <br /> b. Street frontage behind the sidewalk - A landscape strip <br /> a minimum of ten (10) feet in width, planted to Type II <br /> standards, as described in Section 35 of Ordinance <br /> #1671-89, as amended, shall be provided along the <br /> entire lot frontage. At least five feet of the the <br /> foot wide landscape strip shall be located on the <br /> property proposed to be rezoned. The landscape area <br /> shall consist of a berm or a raised planter bed, the <br /> center of which shall be a minimum of thirty ( 30) <br /> inches in height above the adjacent parking lot <br /> surface. <br /> c. Interior property line setback landscaping - The <br /> interior property lines of sites proposed to be rezoned <br /> shall be provided with a continuous landscape strip a <br /> minimum of five feet in width planted to Type III <br /> standards as described in Section 35 of Ordinance <br /> #1671-89, as amended. For purposes of landscape type <br /> and widths along interior property lines, all abutting <br /> zones shallbe considered as commercial zones. <br /> d. Internal parking lot landscaping - All internal parking <br /> lot areas shall be landscaped in accordance with the <br /> requirements of the Zoning Code. <br /> e. Landscape maintenance, assurance devices - All <br /> landscape areas described herein shall be maintained by <br /> the owner of the parking area as required by the Zoning <br /> Code and a maintenance assurance device shall be <br /> provided as required by the provisions of the Zoning <br /> Code. <br /> f. Landscape plans, planting materials - Landscape plans <br /> shall be submitted for all parking lot areas in <br /> accordance with the requirements of the Zoning Code. <br /> Landscaping plants and materials shall be in accordance <br /> with the requirements of the Zoning Code. <br /> 5. Lighting - Illumination of parking areas shall be as <br /> required by the Zoning Code. <br /> li <br /> 1 <br />
