• <br /> lying within said Addition; THENCE, West along the South line of the <br /> portion of Lot 5, Block 213 lying within Baily's Addition to the <br /> Southwest corner of said portion of said lot; THENCE, North along the <br /> West lines of Blocks 213 and 172 of said Addition to the POINT OF <br /> BEGINNING. <br /> Section 2: Permitted Uses, Modification of Requirements of the <br /> Underlying Zone District. All properties located within the "H" <br /> Historic Overlay Zone shall be permitted to have the same uses as <br /> permitted in the underlying zoning district, subject to the <br /> requirements of the underlying zoning district, except where this <br /> Ordinance specifies exceptions to the requirements of the underlying <br /> zoning district. The exceptions to the requirements of the underlying <br /> zone districts are specified in Sections 7 through 14 of this <br /> Ordinance. <br /> Section 3: Actions Subject to Review by the Everett Historical <br /> Commission. The following actions which require building permits <br /> shall be subject to the review of the Historical Commission. All <br /> decisions of the Historical Commission relative to building permits <br /> shall constitute recommendations to the Mayor's designee, the Planning <br /> Director. <br /> A. Demolition of any building listed in the Inventory of the <br /> Rucker-Grand Avenue Historic District as historically significant <br /> or contributing to the historic character of the neighborhood. <br /> B. Conversion from single family to multiple family of any <br /> building listed on the Inventory of the Rucker-Grand Avenue <br /> Historic District as historically significant or contributing to <br /> the historic character of the neighborhood. <br /> C. Additions containing more than 150 square feet to any duplex <br /> or multiple family building. <br /> D. Construction of any new multiple family buildings or <br /> duplexes. <br /> E. Construction of a rear yard infill dwelling (a detached <br /> dwelling unit located on the rear portion of a lot on which is <br /> located an existing structure of one or more units) , in the R-3 <br /> and R-4 zone, provided the rear yard infill dwelling meets the <br /> requirements of Section 14 of this Ordinance. <br /> Section 4: Actions Subject to Administrative Review. The following <br /> actions which require building permits shall be subject to <br /> administrative review by the Planning Department staff: <br /> A. Construction of any new single family residence. <br /> B. Additions to single family dwelling listed in the Inventory <br /> of the Rucker-Grand Avenue Historic District as historically <br /> 3 <br />
