2 . In the R-3H zone the minimum setback shall be twenty <br /> feet except for rear yard infill dwellings (see Section 14 <br /> of this Ordinance) . <br /> 3 . In the R-2H zone the minimum setback shall be twenty <br /> feet. <br /> 4 . In all zones, there shall be no minimum rear setback <br /> requirement for detached accessory buildings such as garages <br /> and sheds. <br /> Section 9: Building Height and Modulation. <br /> A. Allowable Height: <br /> 1 . In the R-3H zone, the maximum permitted height shall be <br /> twenty-four feet, measured to the bottom of the eaves of the <br /> roof. Above the bottom of the eaves, the maximum permitted <br /> building height shall not exceed the height permitted in the <br /> underlying zone. <br /> 2 . In the R-4H zone, for all new construction or additions <br /> to existing structures, and within the first twenty feet <br /> behind the minimum front setback line, the maximum permitted <br /> height shall be twenty-four feet, measured to the bottom of <br /> the eaves of the roof. Beyond the first twenty feet behind <br /> the minimum front setback line, the maximum permitted <br /> building height shall be thirty-four feet, measured to the <br /> bottom of the eaves of the roof. Roof slope shall conform <br /> to the standards of Section 10 of this Ordinance. <br /> 3 . In the R-2H Zone, building height shall be measured as <br /> required for the underlying R-2 Zone. <br /> B. Modulation: Buildings on lots over 50 feet wide shall have <br /> modulated facades facing Rucker or Grand Avenue. Building <br /> fronts, when measured parallel to the street edge, shall be a <br /> maximum width of thirty feet before stepping back ten feet for a <br /> minimum width of ten feet. <br /> Section 10: Roof Lines. All new buildings, excluding infill <br /> dwellings, shall feature roofs which slope a minimum of 6: 12 vertical <br /> to horizontal ratio, and a maximum of 12 : 12 vertical to horizontal <br /> ratio, except under the following circumstances: <br /> A. Porches and additions with a building footprint of less than <br /> 200 square feet may have roofs which slope a minimum of 4:12. <br /> B. Detached garages and building additions which are not visible <br /> from the street are not required to have pitched roofs. <br /> 6 <br />
