Section 11: Open Space. Open space in the R-3H and R-4H zone shall <br /> be provided as required by Section 15 of the Everett Zoning Code, <br /> excepting the following: <br /> A. Open space may be provided within the front setback area; and <br /> B. On site open space is not required on the west side of Grand <br /> Avenue, from 19th Street to 24th Street. <br /> Section 12: Garages. <br /> A. Access to garages shall be from the alley only, except on <br /> those portions of the west side of Grand Avenue where no alley <br /> exists. Attached garages which are accessible from the street <br /> shall never occupy more than sixty percent of the width of all <br /> buildings facing the street, and shall be set back a minimum of <br /> five feet further from the front property line than the entry to <br /> the dwelling. <br /> B. Open carports for more than 2 cars which are visible from the <br /> street are prohibited. <br /> Section 13: Fences. <br /> A. Fences within the front setback and within five feet of the <br /> front face shall not be more than 42 inches high and no more than <br /> 70% solid. <br /> B. Chain link fences in front setback areas are prohibited. <br /> Section 14: Infill Dwellings in Rear Yards. An infill dwelling is a <br /> detached dwelling unit located in the rear portion of a lot upon which <br /> is located an existing structure with one or more dwelling units. <br /> Infill dwellings are permitted in the R-3H and R-4H zones, subject to <br /> the following standards: <br /> A. The rear yard area shall be a minimum of 2 ,000 square feet, <br /> prior to construction of the infill dwelling. <br /> B. The site coverage of the rear yard infill and accessory <br /> buildings shall not exceed 40% of the rear yard area. <br /> C. There shall be a minimum separation of 18 feet between the <br /> existing dwelling and the infill dwelling. <br /> D. The maximum width of the infill dwelling shall be 75% of the <br /> width of the lot, including all projecting building elements such <br /> as bay windows and balconies. <br /> E. Corner lot infill dwellings shall have a minimum setback of <br /> 10 feet from the street side property line. <br /> F. The minimum rear setback shall be 3 feet from the rear lot <br /> line. <br /> 7 <br />
