4. Group R Occupancies as defined by the UBC. An automatic fire suppression system shall be installed throughout every apartment house three or more stories in height or containing more than four dwelling units and every hotel, congregate residence, or residential group care facility three or more stories in height or containing six or more guest or sleeping rooms. Residential or quick response standard sprinkler heads shall be used in the dwelling unit and guest or sleeping room portions of the building. Notwithstanding the above occupancy thresholds, buildings with gross floor area exceeding 6,000 square feet are required to have automatic fire suppression systems throughout. All automatic fire suppression systems shall comply with requirements of the Uniform Building Code. Exception: Group R-3, Single-family residences 5. Group H Occupancies as defined by the UBC; and 6. Group I Occupancies as defined by the UBC. Section 4: Installation. All approved automatic fire suppression systems and approved automatic fire detection systems shall be installed in accordance with the appropriate UBC, Uniform Fire Code, National Fire Protection Standards, and Washington State Building Code Standards. Section 5: Alterations, Repairs and Building Additions. The provisions of this ordinance shall apply to all new buildings. Further, the provisions of this ordinance shall also apply to all existing buildings which are altered or repaired when such alteration or repair within any seventy (70) month period equals or exceeds fifty percent (50%) of the assessed value of the building as established by the Snohomish County Assessor at the time of initial permit application. The value of the alterations or repairs shall be defined as set forth in the UBC. Existing buildings which exceed the area thresholds shall not be increased in size without complying with this ordinance. 5
