8 <br /> DECKMAN PROPERTY <br /> CURRENT CONDITIONS <br /> The Deckmann Property is a 1.78 acre parcel located in the City of Everett. The <br /> property is characterized by its extensive forested cover. The property is at 528 <br /> Madison Street in the City of Everett. <br /> Wetlands have not been specifically identified. <br /> The development of the property as a park will be somewhat constrained by the <br /> Conservation Easement established in the Interlocal Agreement awarding, <br /> among other funding, Conservation Futures resources. <br /> PROPERTY DATA <br /> Present Use <br /> Property can be characterized as a single family development on a large (by <br /> urban standards) forested parcel. There is a single family house with several <br /> smaller outbuildings, driveway and typical landscaping. Most of the parcel is has <br /> been left in a forested condition with tall firs and cedars and some deciduous <br /> trees and shrubs. <br /> Accessibility and Road Frontage <br /> The property is located on a corner parcel. There is street frontage along <br /> Madison Street and Morgan Street. The remaining property lines are located <br /> adjacent to residentially developed properties. The property can be easily <br /> accessed on the property perimeters along the street. <br /> Land Area <br /> According to the Assessor, the subject parcel total 1.78 acres. <br /> Land Shape <br /> The property is rectangular in shape. <br /> Land Contour and Elevations <br /> According to the Snohomish County Permit, Planning and Zoning Map the bulk of <br /> the subject larger parcel within the alluvium plane in generally level at about 460 <br /> feet. The property is not in a floodplain and appears to have relatively good <br /> drainage. <br /> 77 <br />
