an off-street parking area located behind the front setback line. <br /> In no circumstance shall the driveway width at the front property <br /> line exceed twenty (20) feet. <br /> is hereby amended to read: <br /> Except where otherwise permitted through formal plat or short <br /> plat review, the width of driveways for single family dwellings <br /> shall not exceed twenty feet within the required front yard <br /> setback areas, except where a gradual widening is required to <br /> provide access to an off-street parking area located behind the <br /> front setback line. Except where otherwise permitted through <br /> formal plat or short plat review, in no circumstance shall the <br /> driveway width at the front property line exceed twenty (20) <br /> feet. When driveways must access a lot at an angle which is not <br /> perpendicular to the street, due to topography or irregular lot <br /> shape, the driveway width shall be measured perpendicular to the <br /> direction of travel on the driveway. <br /> SECTION 23: Section 34 .080.A of Ordinance No. 1671-89, which reads: <br /> A. Paving, layout, striping, drainage, compact parking stalls, <br /> handicap parking stalls, parking stall sizes, aisle width <br /> and other construction details shall be in accordance with <br /> the construction standards of the City Engineer. <br /> is hereby amended to read: <br /> A. Paving, layout, striping, drainage, compact parking stalls, <br /> handicap parking stalls, parking stall sizes, aisle width <br /> and other construction details shall be in accordance with <br /> the construction standards of the City Engineer. Off-street <br /> parking areas for all uses except agricultural and single <br /> family uses shall be paved with a permanent durable <br /> surfacing. See Section 39. 165 for other parking lot design <br /> requirements for Transportation Compatibility. <br /> SECTION 24: Section 35.030.B of Ordinance No. 1671-89, as amended <br /> by Ordinance No. 1793-91 , which reads: <br /> B. Expansions of or Alterations to Existing Uses. The <br /> requirements of this Section shall apply to remodeling or <br /> expansion of existing uses when he value of the new construction <br /> or alteration occurring within a two year period is equal to or <br /> greater than thirty-five (35) percent of the assessed value of <br /> the existing structure. Where conformance with this Section <br /> would create a nonconformity of parking standards or would <br /> conflict with the location of existing buildings on the lot, the <br /> Planning Director shall determine how the Code is to be applied. <br /> In determining how to apply the landscaping requirements in such <br /> circumstances, the Planning Director shall use the following <br /> criteria in deciding which of the landscaping requirements to <br /> adjust, listed in the order of highest importance: <br /> 1. Compliance with street frontage landscaping standards. <br /> 2 . Compliance with perimeter landscaping standards. <br /> l3 <br />
