SECTION 53: Section 39 . 120 of Ordinance No. 1671-89 , which reads: <br /> Manufactured Homes. Any manufactured home meeting the Uniform <br /> Building Code standards adopted or modified by the City may be <br /> used as a dwelling unit provided it is placed on a permanent <br /> foundation, connected to all utilities required by the applicable <br /> City construction codes and meets all setback requirements. <br /> is hereby amended to read: <br /> Manufactured Homes. Any designated manufactured home may be used <br /> as a dwelling unit provided it is placed on a permanent <br /> foundation, connected to all utilities required by the applicable <br /> City construction codes and meets all other requirements of this <br /> Title. <br /> SECTION 54: Section 39. 130 of Ordinance No. 1671-89 is amended by <br /> the addition of the following: <br /> D. Lot Frontage. The minimum lot frontage for all lots shall be <br /> forty feet (40' ) , except for panhandle lots, the frontage for <br /> which shall be governed by the Subdivision Ordinance. <br /> SECTION 55: Section 39.150.0 of Ordinance No. 1671-89, which reads: <br /> C. Structures and Improvements. No improvement or structure may be <br /> located in a required setback area except as follows: <br /> 1 . A driveway, walkway, and/or parking area subject to the <br /> standards of Section 34. <br /> 2 . A deck which is not higher than thirty-six (36) inches above <br /> grade may extend into a required side yard up to the side <br /> lot line. <br /> 3 . Chimneys, bay windows, greenhouse windows and other elements <br /> of a structure that customarily extend beyond the exterior <br /> walls of a structure and do not require a foundation may <br /> extend up to eighteen (18) inches into any required setback <br /> area. The total horizontal dimension of the elements that <br /> extend into a required yard, excluding eaves, may not exceed <br /> 25 percent of the length of the facade upon which the <br /> architectural element is located. No variance shall be <br /> granted to allow the architectural element to exceed 25 <br /> percent of the width of the facade upon which it is located. <br /> 4. Fences may be located in required setback areas subject to <br /> the fence regulations contained within this Section. <br /> 5. Rockeries and retaining walls may be located in required <br /> setback areas if: <br /> a. The rockery or retaining wall is not being used as a <br /> direct structural support for a building; and <br /> b. The rockery or retaining wall is reasonably necessary <br /> to provide support to a cut or slope; and <br />
