. <br /> the Chapter 20.12 of the Everett Municipal Code. <br /> Development Standards. All developments shall be subject to the <br /> following development standards: <br /> A. Minimum Lot Area - one acre <br /> B. Minimum Building Setbacks - <br /> 1 . Front - 30 feet <br /> 2 . Rear - 30 feet <br /> 3 . Side (Corner) - 30 feet <br /> 4. Side (Interior) - 30 feet <br /> Playground areas and recreational equipment not contained <br /> within a building shall be exempt from the building setback <br /> requirements. <br /> C. Maximum Building Height - The maximum building height <br /> permitted shall be 28 feet. For uses which are permitted subject <br /> to Review Process II.A, II.B or III.B, the Review Authority may <br /> allow the building height to exceed 28 feet if such additional <br /> height is necessary to allow for the proper functioning of the <br /> facility for the purpose for which it is being constructed. <br /> Landscape Category. All uses permitted in the "Public Park" zone <br /> shall be subject to Landscape Category A. The Review Authority <br /> may require more substantial landscaping where necessary to <br /> assure compatibility with surrounding uses. <br /> Sign Category. All uses permitted in the "Public Park" zone <br /> shall be subject to Sign Category D. An exception to the <br /> requirements of Sign Category D may be granted through the review <br /> process specified under Paragraph A of this Subsection when <br /> necessary to provide adequate public identification of park <br /> facilities. <br /> Off-Street Parking. See Section 34.030. <br /> SECTION 67: Ordinance No. 1671-89 is amended by the addition of the <br /> following, which shall be codified as Chapter 33 .B of Title 19 of <br /> the Everett Municipal Code. <br /> INSTITUTIONAL OVERLAY ZONE. <br /> Purpose. The purpose of the "Institutional Zone" is to allow for <br /> various institutional land uses with special needs and impacts to <br /> be located in the Everett community in a manner which is <br /> compatible with surrounding land uses through a "master plan" <br /> review process which requires public involvement and provides <br /> predictability to the institution and the public. <br /> Permitted Uses. The Institutional zone is intended to allow for <br /> the establishment, expansion, and revision of institutional uses <br /> including, but not limited to, colleges, schools, hospitals, <br /> government facilities, and social services located in Use Zones <br /> where such use are not already listed as permitted uses. Such <br /> uses and closely related uses ancillary to the principal <br />
