is hereby amended to read: <br /> C. Loading: Truck loading operations and maneuvering areas shall <br /> not be located within required building setback areas or within <br /> one-hundred thirty (130) feet of areas zoned for residential use. <br /> Truck loading/unloading shall not be permitted on streets. Truck <br /> loading, parking and maneuvering areas shall be screened from <br /> abutting properties and streets by a sight obscuring fence eight <br /> (8) feet in height, enclosed within a ten (10) foot wide <br /> landscaped area planted to Type II standards. Truck loading <br /> operations and maneuvering areas shall not be permitted to occupy <br /> an area exceeding fifty (50) percent of the total linear <br /> dimensions of the building perimeter. <br /> SECTION 15: Section 28.020.A of Ordinance No. 1671-89, which reads: <br /> A. Building Design. <br /> 1. Buildings with exterior walls greater than sixty (60) feet <br /> in length shall be required to provide architectural <br /> modulation, in accordance with the following standards: <br /> a. Minimum modulation depth = 5 feet <br /> b. Minimum modulation length = 15 feet <br /> c. Maximum modulation length = 60 feet <br /> d. Minimum height of modulation = 50% of height of facade <br /> 2. Exterior building materials shall be selected so as not to <br /> project or reflect natural or artificial lighting or glare <br /> into residential areas. <br /> 3. Mechanical equipment located on the roof, facade, or <br /> external portion of a building shall be architecturally <br /> screened by including the equipment in the building or site <br /> design so as not to be visible from adjacent properties or <br /> public streets. <br /> 4. Equipment or vents which generate noise or air emissions <br /> shall be located on the opposite side of the building from <br /> adjoining residentially zoned properties. <br /> 5.
