. <br /> c. Any area potentially unstable as a result of rapid stream <br /> incision, stream bank erosion or undercutting by wave action. <br /> Lot means an area of land established by plat, subdivision or as <br /> otherwise permitted by law to be used, developed or built upon in <br /> accordance with the provisions of the Zoning Code. <br /> Lot area means the total area within the lot lines of a lot, excluding <br /> any primary access easements or panhandles, and excluding any area <br /> dedicated for public right-of-way purposes. <br /> Lot, corner means a lot located at the junction of and fronting on <br /> two or more intersecting streets. <br /> Lot frontage means the length of the front lot line measured at the <br /> street right-of-way. <br /> Lot line means a line of record that divides one lot from another lot <br /> or from a public or private street or alley. <br /> Lot line, front means the lot line dividing a lot from the street. <br /> On a corner lot, only the shorter lot frontage shall be considered as <br /> the front lot line (see Section 39.075 for corner sites with more <br /> than one lot) . On a panhandle lot, the front lot line and setbacks <br /> shall be determined during the subdivision approval process, or, if <br /> not determined during subdivision review, shall be determined by the <br /> Planning Director. <br /> Lot line, rear shall mean the lot line opposite and most distant from <br /> the front lot line. In the case of triangular or other irregularly <br /> shaped lots, an imaginary line ten feet in length located entirely <br /> within the lot, parallel to and at a maximum distance from the front <br /> lot line. <br /> Lot line, side shall mean any lot line which is not a front or rear <br /> lot line. <br /> Lot coverage by building means the amount or percent of the ground <br /> area of a lot on which buildings are located. This amount/percent <br /> shall include all areas which are partially or totally enclosed and <br /> covered by a weathertight roof, including any garages, carports, and <br /> cantilevered portions of a building which are not above the ground <br /> floor of a building, and storage areas covered by a watertight roof <br /> even if not fully enclosed. Building coverage does not include <br /> eaves, decks, and uncovered porches. Minor portions of panhandle <br /> lots and primary access easements shall not be included in the lot <br /> area for purposes of calculating building coverage. <br /> Lot depth means the mean distance between the front lot line and rear <br /> lot line. <br /> Lot, interior means any lot which is not a corner lot. <br /> Lot, panhandle means a lot with access provided to the bulk of the <br /> lot by means of a narrow strip of land which does not meet the full <br /> frontage or width requirements of this Ordinance. <br /> l �^ <br />
