Land placed within an <br /> environmentally sensitive area protective tract may be <br /> included in the calculation of minimum lot area <br /> provided herein. <br /> c. The lot area calculation requirements of this <br /> subsection shall not apply when using the lot area <br /> averaging method provided by Section 19. 39.130 of the <br /> Everett Municipal Code, or when using the Planned <br /> Residential Development (PRD) process described in <br /> Section 19. 32 of the Everett Municipal Code. <br /> 2. Multiple Family Developments. In multiple family <br /> residential developments, all of the area which is <br /> classified as environmentally sensitive may be included in <br /> the calculation of minimum lot area; however, the permitted <br /> number of dwelling units shall be calculated in accordance <br /> with the requirements of Paragraph C of Section 19 of this <br /> Ordinance. <br /> 3 . Commercial and Industrial Zones. <br /> a. If the minimum lot area requirement is 12 ,000 square <br /> feet or less, none of those portions of the lot which <br /> are classified as environmentally sensitive may be used <br /> in the calculation of minimum lot area. Land placed <br /> within an environmentally sensitive area protective <br /> tract may be included in the calculation of minimum lot <br /> area provided herein. <br /> b. If the minimum lot area requirement is between <br /> twelve-thousand (12,000) square feet and one (1) acre, <br /> up to twenty-five percent of the area of those portions <br /> of the lot classified as environmentally sensitive may <br /> be included in the calculation of minimum lot area. <br /> Land placed within an environmentally sensitive area <br /> protective tract may be included in the calculation of <br /> minimum lot area provided herein. <br /> c. If the minimum lot area requirement is greater than one <br /> (1) acre, up to fifty percent of those portions of the <br /> lot classified as environmentally sensitive may be <br /> included in the calculation of minimum lot area. Land <br /> placed within an environmentally sensitive area <br /> protective tract may be included in the calculation of <br /> minimum lot area provided herein. <br /> B. Lot Coverage.
