3 . removal of pollutant sources or fish movement blockages; or <br /> 4 . other actions necessary to enhance the viability of the <br /> riparian corridor for the benefit of wildlife habitat. <br /> C. Continuous Vegetative Corridors Linking Watersheds. When a <br /> development is proposed in an area which is within vegetative <br /> corridors linking watersheds, the applicant shall prepare a HMP, <br /> which includes measures to: <br /> 1 . design cleared areas with irregular boundaries to increase <br /> edge habitat and the length of edge habitat; and <br /> 2 . maintain a mix of natural vegetation having structural <br /> diversity in a continuum from watershed to watershed. <br /> D. Significant Biological Areas. When a development is proposed <br /> adjacent to or on a significant biological area, a HMP shall be <br /> prepared, shall include all actions necessary to maintain or <br /> enhance the significant biological features present. <br /> Section 18: Groundwater Discharge Areas. Lots which contain or are <br /> affected by springs, seeps or groundwater discharge areas shall be <br /> evaluated to determine the relationship the discharge has on <br /> geologically hazardous areas, wetlands, streams, fish, plant and <br /> wildlife habitat areas. An analysis of such features—shall be <br /> included in the application for development of the subject property. <br /> The City may allow modification of such features consistent with the <br /> provisions of this Ordinance related to geological hazards, streams, <br /> wetlands, fish, plant and wildlife habitat areas, as applicable. <br /> Section 19: Lot Area; Lot Coverage; Permitted Number of Dwelling <br /> Units in Multiple Family Developments. <br /> A. Lot Area. The calculation of minimum lot area for lots which <br /> contain areas classified as environmentally sensitive shall be <br /> determined as provided in this Subsection. Lots that include land <br /> which is submerged beneath the mean high water mark of lakes, Port <br /> Gardner Bay, or Category I streams shall not be permitted to include <br /> the submerged portion of the lot in the calculation of lot area. <br /> 1. Single Family Residential Developments. <br /> a. Except as otherwise provided through the Planned <br /> Residential Development (PRD) process or lot area <br /> averaging method, for zones in which the minimum lot <br /> area requirement is less than 9,000 square feet, not <br /> more than fifty (50) percent of the area of those <br /> portions of the lot classified as environmentally <br /> sensitive may be credited toward the calculation of <br /> minimum lot area. Land placed within an <br /> environmentally sensitive area protective tract may be <br /> included in the calculation of minimum lot area <br /> provided herein. <br /> b. Except as otherwise provided through the Planned <br /> Residential Development (PRD) process or lot area <br /> 28 <br />
