Environmentally Sensitive Areas: Any of those <br /> areas of the City subject to natural hazards or <br /> landform features which carry, hold, or purify <br /> water and/or support unique, fragile, valuable <br /> natural resources including fish, wildlife, and <br /> other organisms and their habitats. Sensitive <br /> areas include the following landform features: <br /> erosion hazard areas, landslide hazard areas, <br /> seismic hazard areas, steep slope hazards areas, <br /> wetlands, streams, flood hazard areas, and their <br /> buffers. <br /> 10. Lot: A fractional part of divided lands having <br /> fixed boundaries and being of sufficient area and <br /> dimension to meet minimum zoning requirements for <br /> width and area; and the term "lot" includes tracts <br /> and parcels. <br /> 11 . Lot Line: A line of record that divides a lot <br /> from another lot or from a public or private <br /> street or alley. <br /> 12. Nonconforming Lot: A legally established lot, <br /> tract or parcel , the area dimensions or location <br /> of which met the applicable Zoning Code <br /> requirements in effect at the time the lot, <br /> tract,or parcel was created, but which fails by <br /> reason of such adoption, revision, or amendment of <br /> the Zoning Code to conform to the present <br /> requirements of the zone in which it is located. <br /> 13 . Public Street: A right-of-way which provides <br /> vehicular and pedestrian access to adjacent <br /> properties, which the City has officially <br /> accepted into its street system. <br /> 15.
