Action by Other City Departments: <br /> The Department will circulate copies of the <br /> proposed boundary line adjustment application to <br /> the City's Building, Fire, and Public Works <br /> Departments. Each department shall provide the <br /> Department with recommendations within five (5) <br /> working days. <br /> 3 . Factors Considered by the Department: <br /> In order for a boundary line adjustment to be <br /> approved, it must comply with all of the following <br /> criteria. Failure to comply with any of the <br /> following criteria will result in denial : <br /> a. Boundary lines may not be adjusted which will <br /> result in the creation of any additional lot, <br /> tract, parcel, building site, or division, <br /> nor create any lot, tract, parcel , building <br /> site, or division which contains insufficient <br /> area dimension to meet the minimum <br /> requirements as specified by the City's <br /> Zoning Code for lots, tracts, parcels, or <br /> building sites, except as permitted in <br /> Chapter 2 Section B (3) (d) herein; and <br /> b. Boundary lines may not be adjusted which will <br /> result in directional changes in the <br /> orientation of the lot(s) , tract(s) , <br /> parcel(s) , or building sites, such as the <br /> changing of front yards into side or rear <br /> yards or vice versa; and <br /> c. Boundary lines may not be adjusted where the <br /> adjustment will result in an increase in the <br /> potential number of dwelling units on lots, <br /> tracts, parcels, or building sites permitted; <br /> and <br /> d. Boundary lines of non-conforming lots may not <br /> be adjusted where the adjustment of the <br /> line(s) will result in making the lots, <br /> tracts, parcels or building sites more <br /> non-conforming; and <br /> e. Boundary lines may not be adjusted when the <br /> adjustment will result in the City being <br /> unable to provide adequate utilities; and <br /> 6 <br />
