Any lot which does not conform to the minimum lot area <br /> or minimum lot dimension requirements of this Title as <br /> a result of a portion of such lot being acquired by a <br /> public agency for a public use or purpose, or any lot <br /> which does not conform to the minimum lot area or <br /> minimum lot dimension requirements of this Title which <br /> is not subject to the requirements of Subsection <br /> 39.080.A shall be permitted with: <br /> a. Residential Zones - <br /> (1) Single Family Zones: a single family dwelling <br /> (2) Multiple Family Zones: a single family <br /> dwelling, or as many dwellings that the density <br /> standard of the zone in which the property is <br /> located will permit, provided that all development <br /> standards of this Title applicable to the number <br /> of dwellings proposed are met, and that no <br /> variances to the development standards of this <br /> Title can be approved to accommodate more than a <br /> single family dwelling on the lot. <br /> b. Commercial or Industrial Zones: any use permitted <br /> by the zone in which the property is located. <br /> SPCTION 7. The Zoning Map, adopted as part of Subsection 2.020 of <br /> Ordinance No. 1671-89, is hereby amended from M-1 (Office and <br /> Industrial Park) to M-2 (Heavy Manufacturing) , for the following <br /> described area: <br /> The south 790 feet, more or less, of the West half of the West <br /> half of the Northeast Quarter of the Southwest Quarter of Section <br /> 10, T.28 N, R.4 W, Willamette Meridian, together with the <br /> property described as: beginning at a point located at the <br /> intersection of the north line of the south 790 feet, more or <br /> less, of the west half of the west half of the northeast quarter <br /> of the southwest quarter of said Section 10 with the west line of <br /> the northeast quarter of the southwest quarter of said Section <br /> 10, thence east along the north line of said subdivision a <br /> distance of 335.48 feet; thence north 0 degrees, 56 minutes, 46 <br /> seconds east a distance of 170.20 feet to a point at which begins <br /> an arc with an angle of 35 degrees, 20 minutes, 15 seconds and a <br /> radius of 473 .64 feet that bears from a point which is located <br /> north 44 degrees, 23 minutes, 13 seconds east from the previously <br /> described point to the northwest a distance of 292.15 feet along <br /> said arc to a point, thence north 26 degrees, 44 minutes, 28 <br /> seconds west from said point a distance of 130.26 feet to the <br /> north line of the northeast quarter of the southwest quarter of <br /> said Section 10, thence west along said north line to the west <br /> line of the northeast quarter of the southwest quarter of said <br /> Section 10, thence south along said west line to the point of <br /> beginning; all situated in the City of Everett, Snohomish <br /> County, Washington. <br />
