Identify a strategy for providing Park and Ride parking during construction,either on site <br /> or immediately nearby in the neighborhood. <br /> e. Discuss the team's ability to provide responsive coordination of work elements. Include a <br /> brief discussion of work scheduling,cost control, quality assurance,and reporting. <br /> Discuss problem identification and resolution. Describe the team's means for early <br /> identification and resolution of issues, such as neighborhood concerns about construction <br /> impacts,increased density,traffic,and parking. <br /> f. The City has the following minimum requirements for this project. Describe how the <br /> project will provide a total of 242 free parking stalls open to the public. Indicate how 146 <br /> parking stalls designated for transit commuter parking,with easy pedestrian access to <br /> transit facilities on the east side of Smith Street,will be incorporated into the project. <br /> Describe location of the parking stalls,access,shared parking strategies,and parking <br /> management strategies. <br /> g. This RFP is focused on achieving the City's goals. Developers are strongly encouraged to <br /> be creative and make recommendations that will result in the best outcome for the City. <br /> Creativity in design,fmancing,development and construction of the project will improve a <br /> proposal's competitive position. <br /> 2. Marketing Plan <br /> a. Describe the markets that the project will be serving;retail, office,residential, <br /> hospitality, etc. Without conducting a formal market analysis, describe the demand <br /> your project is expected to capture. <br /> b. Using information from a previous project,outline the tasks that are contained in your <br /> typical marketing/leasing plan. <br /> c. If the project includes affordable housing,explain which community the project will <br /> be serving. <br /> 3. Proposed Schedule <br /> Provide a preliminary schedule that outlines the major steps to completing the project, <br /> including but limited to,the property acquisition,planning,permitting,financing, <br /> construction,marketing,and occupancy. <br /> B. Experience&Past Performance(30 points) <br /> 1. Project Team <br /> Provide a brief narrative describing the team. Present an organization chart showing the <br /> Developer,its key staff,and partners/contractors/consultants. Identify the <br /> partner/contractor/consultant roles and identify the principal in charge. Show the lines of <br /> communication. Identify the team's single point of contact for the City. <br /> Provide a short profile for each team member firm.For each key principal in charge,provide <br /> a succinct one page resume describing the individual's relevant expertise,licenses,and past <br /> project experience.
